UrbanSolutions Planning & Land Development Consultants Inc. is the authorized Planning Consultant acting on behalf of Intero Development Group Inc. (The Applicant) for the 264 Governor’s Road Official Plan Amendment and Zoning By-law Amendment application.
The proposal entails developing the lands with a 31-unit block townhouse development consisting of two and three storey units, and 8 visitor parking spaces.
To facilitate this proposal, an application was submitted to the City of Hamilton on November 27, 2017 to amend the Urban Hamilton Official Plan and applicable Zoning By-law.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.
Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Concept Plan, Planning Justification Report, Archaeological Assessment, Cultural Heritage – Documentation and Salvage Report, Noise Impact Study, Transportation Demand Management Options Memo, and Public Consultation Strategy would be required to evaluate the proposal.
These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.
February 7, 2017 – Formal Consultation meeting held at the City of Hamilton.
November 27, 2017 – Application for Official Plan Amendment and Zoning By-law Amendment submitted to the City of Hamilton.
December 13, 2017 – Notice of Complete applications received.
December 20, 2017 – Notice of circulation to the surrounding public.
April 12, 2018 – Public Information Meeting held at Dundas Town Hall.
April 27, 2018 – Resubmission of revised Concept Plan, Tree Preservation Plan and Fire Flow Estimate to the City of Hamilton.
February 19, 2019 – Statutory Public Meeting to be held at Planning Committee.
March 27, 2019 – City of Hamilton Council approved the Official Plan Amendment and Zoning By-law Amendment.
April 29, 2019 – Council decision final and binding.
