First Road West

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of 256 First Road West Inc. c/o New Horizon Development Group for the lands municipally known as 250-256 First Road West in the City of Hamilton (subject lands). On behalf of the owner, our office has submitted a Zoning By-law Amendment application to the City of Hamilton to facilitate the proposed development of twenty-five (25) townhouse units with fifty (50) residential parking spaces and twelve (12) visitor parking spaces. The units will be accessed from a private condominium road off First Road West. The Zoning By-law Amendment application was submitted to the City of Hamilton on June 24, 2020.
The purpose of this site is to provide interested parties with access to the application details and supporting studies, and to provide an opportunity to participate in the planning process. Updates to this site will be provided throughout the planning process.
RESOURCES
Prior to submitting planning applications to the City of Hamilton, our team participated in the City’s Formal Consultation process. Through this process, it was determined that the following plans and studies would be required to evaluate the proposal: Survey Plan, Concept Plan, draft Zoning By-law Amendment, Urban Design Brief, Archaeological Assessment, Functional Servicing Report, Stormwater Manager Report, Dust Management Plan, Pest Control Plan, Landfill Impact Study, and Noise Impact Study. In addition, a driveway Access Review was prepared.

May 15, 2019– Development Review Team Meeting held at the City of Hamilton.
June 24, 2020– Application for a Zoning By-law Amendment submitted to the City of Hamilton.
July 24, 2020– Notice of Complete Application received from the City of Hamilton.
July 7, 2021 – 2nd Submission made in support of Zoning By-law Amendment to the City of Hamilton.
August 6, 2021 – 3rd Submission made in support of Zoning By-law Amendment to the City of Hamilton.
September 17, 2021 – 4th Submission made in support of Zoning By-law Amendment to the City of Hamilton.
May 31, 2022 – City of Hamilton Planning Committee to hear Zoning By-law Amendment application.
June 15, 2022 – City of Hamilton Passes Zoning By-law No. 22-131.
July 5, 2022 – No appeals received. Zoning By-law No. 22-131 is Final & Binding.
