UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Gateway Development Group Inc. (Owner) to prepare and submit applications for an Official Plan Amendment and Zoning By-law Amendment for the lands municipally known as 804-816 King Street West, in the City of Hamilton. The proposed infill development entails a purpose-built student residence building with ground floor commercial area and amenity area for the residents with 30 residential suites. In addition, surface parking for 11 vehicles, including 1 barrier free space, and 10 short-term bicycle parking spaces is proposed, along with underground parking for 9 vehicles and 79 long-term bicycle parking spaces in safe designated areas. To facilitate this proposal, planning applications were submitted to the City of Hamilton on December 21, 2018 and deemed complete on January 18, 2019.

The purpose of this website is to provide interested parties with access to the application details and supporting studies, and to provide an opportunity to participate in the planning process. Updates will be made to the site as they become available.

RESOURCES

Prior to submitting applications to the City of Hamilton, Urban Solutions participated in the City’s Formal Consultation process, where a version of the proposal was presented to City Staff for their review and comment. Through this process, it was determined the following reports and technical studies are required to facilitate a ‘complete’ application as defined by the Planning Act:

  • Survey Plan;
  • Concept Plan;
  • Planning Justification Report;
  • Draft Official Plan Amendment and Zoning By-law;
  • Urban Design Brief;
  • Record of Site Condition;
  • Functional Servicing and Stormwater Management Report;
  • Water and Wastewater Usage Assessment;
  • Noise Impact Study;
  • Parking Analysis;
  • Public Consultation Strategy; and,
  • Right of Way Impact Assessment.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

March 27, 2019 – Public Information Meeting held at St. Cuthbert’s Presbyterian Church.

April 11, 2019 – Attended Design Review Panel.

December 20, 2019 – First resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

March 26, 2020 – Second resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

May 15, 2020 – Third resubmission made in support of the Official Plan Amendment and Zoning by-law Amendment applications.

October 21, 2020 – Fourth resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

March 23, 2021 – City of Hamilton Planning Committee to hear Official Plan and Zoning By-law Amendment applications.

April 27, 2021 – City of Hamilton Passes By-law 21-047 and Zoning By-law No. 21-048

May 19, 2021 – No appeals received, By-law 21-047 and Zoning By-law No.21-048 Final & Binding.
