UrbanSolutions Planning & Land Development Consultants Inc. is the authorized Planning Consultant acting on behalf of Manhattan West Corporation (The Applicant) for the 235 Main Street West Official Plan Amendment and Zoning By-law Amendment applications.

The proposed development consists of a 20 storey mixed-use building containing 152 residential units with commercial units fronting onto Main Street West and Queen Street South. The proposed development will also have surface parking behind the building as well as 4 levels of underground parking for a total of 142 spaces.

To facilitate this proposal, an application was submitted to the City of Hamilton on December 22, 2017 to amend the Urban Hamilton Official Plan and applicable Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details and supporting studies, and to provide access to participate in the planning process.


Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Concept Plan, Planning Justification Report, Site Plan and Building Elevations, Urban Design Report, Cultural Heritage Impact Assessment, Functional Servicing Report, Noise Impact Study, Sun/Shadow Study, Wind Study, Parking Analysis/Study, Transportation Demand Management Options Report, Public Consultation Strategy, Visual Impact Assessment, and Right of Way Impact Assessment would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.


January 25, 2017 – Formal Consultation meeting held at the City of Hamilton.

December 22, 2017 – Application for Official Plan Amendment and Zoning By-law Amendment submitted to the City of Hamilton.

January 19, 2018 – Notice of Complete applications received.

January 31, 2018 – Notice of Circulation to surrounding public.

March 14, 2018 – Kirkendall Neighbourhood Association Public Information Meeting #1.

April 12, 2018 – Kirkendall Neighbourhood Association Public Information Meeting #2.

June 14, 2018 – Design Review Panel held at the City of Hamilton.
