Sanders Garden Condo

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized Planning Consultant acting on behalf of Sanders Garden Inc. (Owner) for the 1630 Main Street West & 69 Sanders Boulevard Official Plan Amendment and Zoning By-law Amendment application.

The proposal entails developing the lands with a mixed-use condominium development consisting of one multiple dwelling fronting onto Main Street West and three back-to-back townhouse blocks internal to the site and fronting onto Sanders Boulevard. The development is comprised of 160 residential suites and ground floor commercial space in the multiple dwelling, and 22 residential suites in the townhouse blocks. In addition, parking for 127 vehicles and 78 bicycles will be provided.

To facilitate this proposal, an application was submitted to the City of Hamilton on June 14, 2018 to amend the Ainslie Wood Westdale Secondary Plan and the applicable Zoning By-law. Revised materials were subsequently submitted on January 16, 2019 and December 23, 2019 to address agency and public comments received regarding the applications.

The purpose of this website is to provide interested parties with access to the proposed development application details and supporting studies, and to provide access to participate in the planning process.

 

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the proponent participated in the City’s Formal Consultation process wherein a version of this proposal was considered by the Development Review Team on February 21, 2018. The Formal Consultation Document, dated March 6, 2018, confirms that a Survey Plan, Concept Plan, Planning Justification Report including Draft Official Plan Amendment and Draft Zoning By-laws, Urban Design Brief, Archaeological Assessment, Soils/Geotechnical Study, Functional Servicing Report, Noise Impact Study, Sun/Shadow Study, Transportation Impact Study, Parking Analysis/Study, Transportation Demand Management Options Report, Public Consultation Strategy, and Right of Way Impact Assessment would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

June 14, 2018 – Application for Official Plan and Zoning By-law Amendment submitted to the City of Hamilton.

July 13, 2018 – Notice of Complete application received.

January 16, 2019 – 2nd Submission in support of the Official Plan and Zoning By-law Amendment application submitted to the City of Hamilton.

March 5, 2019 – Public Information Meeting to held at Binkley United Church chapel.

December 23, 2019 – 3rd Submission in support of the Official Plan Amendment and Zoning By-law Amendment applications submitted to the City of Hamilton.

May 20, 2020 – 4th Submission in support of the Official Plan Amendment and Zoning By-law Amendment applications submitted to the City of Hamilton.

October 1, 2020 – Official Plan and Zoning By-law Amendment applications appealed to the Ontario Land Tribunal (OLT) (formerly known as Local Planning Appeal Tribunal -LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.

January 10-14, 2022 – Ontario Land Tribunal (OLT) hearing.

January 26, 2022 – Ontario Land Tribunal (OLT) Decision issued.
