63 Albany Street, Oshawa
UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Albany Street Investments Ltd., the owner of 63 Albany Street. The proposed development consists of two (2) residential buildings ranging in height from fifteen, ten, and three storeys connected through a three-storey podium. The ten and fifteen-storey buildings contain multiple dwellings totalling 286 residential units, whereas the three-storey building contains 18 townhouse units for a total unit count of 304 residential units and a Unit Per Hectare (UPH) count of 434.28. To accommodate the proposed 306-unit development 20 parking spaces will be available at-grade, with the remaining 326 spaces provided in an underground parkade working out to a parking ratio of 1.14 spaces per unit.
To facilitate this proposal, applications were submitted to the City of Hamilton in May of 2022, to amend the City of Oshawa Official Plan and the City of Oshawa Zoning By-law 60-94.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.
Prior to submitting planning applications to the City of Oshawa, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey, Site Plan, draft Official Plan and Zoning By-law, Planning Justification Report, Architectural Package, Urban Design Report, Angular Plane Sketch, Landscape Plan, Grading & Servicing Plan, Stormwater Management Report/ Plan, Functional Servicing Report, Sun/Shadow Study, Transportation Impact Study, Parking Study, and a Public Consultation Strategy would be required to evaluate the proposal.
These reports have been completed and submitted to the City of Oshawa in support of the proposal and copies of the reports are available for you to review.
June 11, 2021 – Request for Formal Consultation submitted to the City of Oshawa.
September 22, 2021 – Comments received from City of Oshawa from Pre-Consultation.
May 25, 2022 – Official Plan and Zoning By-law Amendment application submitted to the City of Oshawa.
