UrbanSolutions Planning & Land Development Consultants Inc. acted as the authorized planning consultant on behalf of Vrancor Group and Brooklyn Contracting, the owner of 154 Main Street East and 49 Walnut Street South, to facilitate the approval of a Zoning By-law Amendment application for the proposed development of a 25 storey mixed use residential apartment building with commercial facilities fronting on Main Street East and a 7 storey parking structure fronting on Jackson Street East. The new building will consist of residential and commercial facilities, 267 residential units (154 Main Street East) and 274 parking spaces in the form of a parking structure (49 Walnut Street South).
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Concept Plan, Planning Justification Report, Site Plan, Parking Plan and Building Elevations, Urban Design Report, Record of Site Condition, Functional Servicing Report, Noise Impact Study, Sun/Shadow Study, Wind Study, Transportation Impact Study, Transportation Demand Management Options Report and a Public Consultation Strategy would be required to evaluate the proposal.
June 21, 2017 – Formal Consultation meeting held at the City of Hamilton
October 11, 2017 – Application for Zoning By-Law Amendment submitted to the City of Hamilton
November 6, 2017 – Application for Zoning By-Law Amendment deemed complete by the City of Hamilton
November 17, 2017 – Notice of circulation to the surrounding public
December 14, 2017 – Site Plan Control application submitted to the City of Hamilton. UrbanSolutions and the project team are working with City staff in securing final site plan approval.
June 13, 2018 – Application for permanent closure of the alleyway approved by City of Hamilton Council.
September 4, 2018 – Public Meeting at Planning Committee.
September 26, 2018 – Official Plan Amendment and Zoning By-law Amendment passed by City Council.
October 23, 2018 – Site Plan Control application submitted to the City of Hamilton. UrbanSolutions and the project team are working with City staff in securing final site plan approval.
