UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Sandyford Holdings Limited, the owner of 1 Old Ancaster Road, Hamilton.

The proposed development entails one (1) 12-storey multiple dwelling containing 153 dwelling units, and approximately 1,186.0 square metres of amenity space. The proposal is accommodated by 181 parking spaces contained in a podium parking garage, and 124 bicycle parking spaces. Further, access to the site will be provided from Ogilvie Street. The development is proposed on the western portion of the subject property, while the eastern portion is proposed to be restored and protected as its current condition. An Official Plan & Zoning By-law Amendment application is required to facilitate the proposed development.

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Draft Official Plan Amendment and Zoning By-law Amendment By-laws, Planning Justification Report, Concept Plan, Building Elevations, Context Plan and Renderings, Site Sections, Urban Design Report, Design Review Panel Summary of Advise and Response, Summary Response to Formal Consultation Comments, Zoning Compliance Review, Archaeological Assessment, Energy and Environment Assessment Report, Environmental Impact Statement (EIS), Environmentally Significant Areas Impact Evaluation Group (ESAIEG) Meeting, Tree Protection Plan, Tree Management Plan, Landscape Plan, Preliminary Grading and Site Servicing Plans, Stormwater Management Brief, Erosion and Sediment Control Plans, Floodplain Assessment, Geotechnicial Report, Functional Servicing Report, Noise Impact Study, Pedestrian Level Wind Report, Sun/Shadow Study, Visual Impact Assessment, Transportation Assessment, Public Consultation Summary, Watermain Hydraulic Analysis, Wastewater Assessment, Storm Drainage Area Plan, Right-of-Way Dedication and Daylight Triange Dedication would be required to evaluate the proposal.

These reports are currently being compiled and will be uploaded for public review following submission to the City of Hamilton, and confirmation that the application has been deemed complete.
