UrbanSolutions Planning & Land Development Consultants Inc. is the planning consultant for Valery Homes on the StoneWest development on the West Hamilton mountain. The project consists of a 9-storey residential building containing 216 rental units, supported by 220 parking spaces and 85 bicycle storage spaces. The building includes a comprehensive set of amenities such as a library, party room, gym, yoga studio, rooftop patio, pet spa, and indoor secure bicycle parking. Located within an established area characterized primarily by single-family homes and limited commercial uses, Stonewest introduces a modern housing option that broadens the neighbourhood’s residential mix. Its location provides convenient access to Downtown Hamilton, nearby transit stations, and major transportation routes, offering an attractive option for commuters across the Greater Toronto and Hamilton Area.

UrbanSolutions was retained to lead the planning approvals for this development, including an Official Plan Amendment to permit a maximum density of 339 units per hectare within a High Density Residential designation, and a Zoning By-law Amendment to rezone the lands to a site-specific Multiple Dwellings “DE-2” Zone under Zoning By-law No. 6593. Both the OPA and ZBA were approved at the Ontario Land Tribunal (OLT). UrbanSolutions coordinated these applications and supported the project team throughout the municipal and Tribunal review processes.
