UrbanSolutions secured Zoning By-law Amendment approval on the subject lands to permit a new 161 unit, 11-storey multiple dwelling to be situated on the eastern portion of the lands where an existing above-ground parking structure is currently located. An existing building is also situated on the lot, consisting of an additional 203 units, which would bring the total unit count on site to a proposed 364 units. The zoning approval required careful consideration of how parking spaces can be replaced at a rate which would mitigate the impact on parking for existing and future residents on the lands. Therefore, the revised concept plan brings the total parking on site from 267 spaces to 381 spaces to achieve a minimum of 1 parking space per residential unit. This proposed infill development demonstrates a carefully integrated approach to infill development, pairing new residential density with a parking strategy that maintains site operations and long-term resident convenience.
