UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant for Starward Homes (Scenic 2012) Ltd. who is the owner of 1 Redfern Avenue in Hamilton, Ontario.
In 2012, Council for the City of Hamilton approved the subject lands for a four (4) storey residential building comprised of 80 units. The owner proposes to amend the previous planning approvals to permit a four (4) storey residential building having 144 units.
To facilitate this proposal, applications have now been submitted to the City of Hamilton to amend the City’s Urban Hamilton Official Plan and City of Hamilton Zoning By-law.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning application process.
RESOURCES
Prior to submitting the planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Concept Plan, Planning Justification Report, Urban Design Brief, Transportation Impact Study, Heritage Impact Assessment, Functional Servicing Report and an Archaeological Assessment would be required to evaluate the proposal.
These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.
PROJECT UPDATES
May 31, 2016 – A public meeting to consider the applications for Zoning By-law Amendment and Official Plan Amendment will be held before the Planning Committee.
July 21, 2015 – In response to comments received from the City of Hamilton Cultural Heritage Planning Staff, the Revised Heritage Impact Assessment was submitted to the City for review.
May 12, 2015 – The applications for Zoning By-law Amendment and Official Plan Amendment were deemed complete by the City of Hamilton.
April 13, 2015 – The applications for Zoning By-law Amendment and Official Plan Amendment including supporting studies, reports, and drawings, were submitted to the City of Hamilton for review.
