UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Wilson St. Ancaster Inc., the owner of 392-412 Wilson Street East & 15 Lorne Avenue, Ancaster. The proposed development entails one (1) 8-storey mixed use building containing 169 residential units and 1,677 m2 of commercial space at grade. In addition, the proposed development is accommodated by 190 bicycle parking spaces and 312 parking spaces which are provided through 55 commercial surface parking spaces and 257 underground parking spaces. To facilitate this proposal, applications were submitted to the City of Hamilton in December of 2021, to amend the Urban Hamilton Official Plan and the Zoning By-law.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey, Concept Plan, Draft Official Plan and By-law, Planning justification Report, Urban Design Report, Archaeological Assessment, Cultural Heritage Impact Assessment, Tree Protection Plan, Record of Site Condition, Soils/Geotechnical Study, Functional Servicing Report, Noise Impact Study, Sun/ Shadow Study, Transportation Impact Study and Demand Management Options Report, Public Consultation Strategy and a Preliminary Grading Plan would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

January 25, 2019 – Formal Consultation application submitted to City of Hamilton.

April 16, 2019 – Formal Consultation Document issued (FC-19-019).

May 7, 2021 – Formal Consultation Waiver issued.

December 17, 2021 – Official Plan and Zoning By-law Amendment application submitted to City of Hamilton.

January 20, 2022 – Notice of Complete Application issued (UHOPA-22-004 & ZAC-22-011).

Spring 2022 – Official Plan and Zoning By-law Amendment Applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.
