2900 King Street East, Hamilton
UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of 2626364 Ontario Inc. c/o Mr. Kyle Camarro, the owner of 2900 King Street East. The proposed development consists of a mixed-use building with two (2) towers (North and South) reaching twenty (20) and eighteen (18) storeys in height, respectively. The two towers will be connected by a six (6) storey podium with frontage along both King Street East and Centennial Parkway North. The proposed development is planned to be constructed in two phases, with Phase 1 consisting of 302 residential units and 356 square metres of retail/commercial space. Phase 2 consists of an additional 262 residential units, totaling 564 units across both development phases. To accommodate the proposed development, 422 parking spaces will be available at-grade within the rear portion of the building’s podium as well as underground, working out to a parking ratio of 0.75 spaces per unit.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.
RESOURCES
Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Concept Plan, Building Elevations, Draft Official Plan Amendment and Zoning By-law Amendment, Planning Justification Report, Public Consultation Strategy, Urban Design Report, Tree Management and Tree Protection Plan, Archaeological Assessment, Record of Site Condition, Functional Servicing Report, Water and Wastewater Servicing Study, Noise Impact Study, Sun/Shadow Study, Vibration analysis and Impact Study, Pedestrian Wind Study, Transportation Impact Study, Transportation Demand Management Options Report, and a Right-of-Way Impact Assessment would be required to evaluate the proposal.
These reports are nearing completion and subsequent submission to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

May 24, 2018 – Initial application for Formal Consultation Meeting submitted to the City of Hamilton.
December 21, 2020 – Request for Formal Consultation Waiver submitted to the City of Hamilton.
February 1, 2021 – City of Hamilton grants Waiver of Formal Consultation Requirements.
June 24, 2022 – Official Plan and Zoning By-law Amendment applications submitted to the City of Hamilton.
July 20, 2022 – Notice of Complete Application issued by City of Hamilton.
September 22, 2022 – Application to participated in Design Review Panel submitted to the City of Hamilton.
October 13, 2022 – Design Review Panel meeting held.
November 23, 2022 – Official Plan and Zoning By-law Amendment applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.
January 15-25, 2024 – Virtual OLT hearing held
May 3, 2024 – Appeal dismissed by Tribunal
