Eden Park Phase 3

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized Planning Consultant acting on behalf of Spallacci & Sons Limited (Owner) for the Eden Park, Phase 3 Zoning By-law Amendment application.

The proposal entails developing the lands with 208 2-bedroom Stacked Townhouse units, 52 3-bedroom Stacked Townhouse units and 71 Traditional Townhouse units, for a total of 331 dwelling units. In addition, 616 parking spaces will be provided.

To facilitate this proposal, an application was submitted to the City of Hamilton on March 15, 2018 to amend the applicable Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details and supporting studies, and to provide access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, UrbanSolutions submitted a request for Formal Consultation Waiver on July 10, 2017, and the Formal Consultation Waiver was later issued by the City on August 16, 2017. The Formal Consultation Waiver confirms that a Survey Plan, Concept Plan, Planning Justification Report including Draft Zoning By-law, Functional Servicing Report, Transportation Demand Management Options Report, Public Consultation Strategy, and Transportation Impact Assessment would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

March 15, 2018 – Application for Zoning By-law Amendment submitted to the City of Hamilton.

April 9, 2018 – Notice of Complete application received.

December 21, 2018 – Official Plan Amendment application, draft Official Plan Amendment, Wastewater Hydraulic Assessment Technical Memorandum, revised draft Zoning By-law, and revised Concept Plan submitted to the City of Hamilton.

December 3, 2019 – Statutory Public Meeting held at Hamilton City Hall. Zoning By-law Amendment application approved at Planning Committee

December 20, 2019 – Notice of Passing of a Zoning By-law.
