UrbanSolutions secured Final Site Plan, Minor Variance, and Plan of Condominium approval on the subject lands to facilitate the construction of a new 616-unit, 34-storey multiple dwelling in the heart of Downtown Hamilton. The Minor Variance application was approved but appealed to the Ontario Land Tribunal by the City; however, the City later withdrew its appeal, allowing the approval to stand.
The development makes use of the existing heritage building at 44 Hughson Street South and triggered renovations to ensure the continued operation of the existing office use is enhanced once construction is completed. Eight (8) of the 616 dwelling units are 2-storey, live-work units located at-grade primarily within the building’s frontage along Jackson Street East.
The development also features rooftop amenity areas for residents atop a tiered tower massing. This project contributes to a vibrant and evolving downtown by introducing a landmark residential tower that maintains heritage continuity and activates the streetscape through purposefully integrated live-work units.
