UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Forum Properties, the owner of the lands municipally known as 1310 South Service Road in the City of Hamilton.
Forum Properties is proposing a thoughtfully designed residential development consisting of two 10-storey apartment buildings containing a total of 258 residential units (129 units per building). The proposed development has been designed to create a high-quality living environment for future residents and includes approximately 4,501.38 square metres of indoor and outdoor amenity space, landscaped open space, pedestrian connections, and 275 at-grade parking spaces. To accomodate this, a Zoning By-law Amendment is required. The application seeks to establish appropriate zoning permissions and development standards to permit the proposed residential use and built form.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.
Prior to submitting planning applications to the City of Hamilton, the City of Hamilton have identified the following submission materials be required to evaluate the proposal: Survey Plan, Concept Plan, Planning Justification Report, Draft Zoning By-law Amendment, Urban Design Brief/Addendum, Noise Feasibility Study/Addendum, Pedestrian Wind Study/Addendum, Sun/Shadow Study/Addendum, Building Elevations (Conceptual), Landscape Plan (Conceptual), Environmental Site Assessment and/or Record of Site Condition, Functional Servicing Report and Stormwater Management Brief complete with preliminary grading and servicing plans, Watermain Hydraulic Analysis, Sanitary Sewer Capacity Assessment, Hydrogeological Report, Legal Storm Outlet through abutting private land, Transportation Assessment/Addendum, Public Consultation Summary and Comment Response Report, Zoning Compliance Review, Complete Zoning By-law Amendment Application Form and Cost Acknowledgement Agreement.
These reports are being currently being compiled and once submitted to the City of Hamilton and upon application being deemed complete, the reports will be uploaded for public review.
