UrbanSolutions Planning & Land Development Consultants Inc. (UrbanSolutions) has been retained to act as the agent for Columbia International College, Mr. Clement Chan, (The Applicant) on behalf of Plaza Imports Limited, Mr. John Lecluse, (The Owner). UrbanSolutions secured Official Plan and Zoning By-Law Amendment approvals at the Local Planning Appeal Tribunal (LPAT) – now known as Ontario Land Tribunal (OLT) and proceeded to obtain conditional Site Plan approval.
Mr. Chan founded Columbia International College (CIC) in 1979. What started as a small independent venture has now become the largest private junior and senior boarding school in Canada. CIC has nearly 2,000 students representing over 70 countries. 100% of CIC’s students are accepted to Universities and Colleges in Canada and around the world each year. Their main campus location is 1003 Main Street West, Hamilton. This addition to their facilities will continue to help them to grow by solidifying the School as a leader in education.
UrbanSolutions was approached by the owner and applicant wherein the intent of CIC was outlined to pursue the subject property for the purpose of providing a new residence for the school.
The proposal for the subject property includes a mixed-use development consisting of two tower elements, connected at the base by a four-storey podium. Tower “A” is proposed at a maximum height of 56 m, or 16 storeys, while Tower “B” is proposed at a maximum height of 62 m, or 18 storeys. Parking is proposed in a two-level underground garage with 156 vehicular spaces and 102 bicycle spaces. The proposal was approved for a lodging house use to be operated as a 1,024-bed, 514-unit student residence for the College.
