UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Southcote Hills Inc. for the lands known municipally as 509 Southcote Road in the City of Hamilton. Our office submitted an Official Plan & Zoning By-law Amendment application to the City of Hamilton to facilitate the proposed development comprised of ten (10) 3-storey townhouse blocks dwellings, containing a total of 57 dwelling units fronting onto a future condominium roadway. The proposal is accommodated by 114 resident parking spaces and 23 visitor parking spaces. The Official Plan & Zoning By-law Amendment application was submitted to the City of Hamilton on December 23, 2022.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Functional Servicing Report, Preliminary Storm Drainage Area Plans, Preliminary Grading & Servicing Plan, Watermain Hydraulic Analysis, Water Servicing Report, Survey Plan, Tree Protection Plan, Landscape Plan, Noise Impact Study, Concept Plan, Architectural Elevations, Archaeological Assessment, Public Consultation Strategy, draft Official Plan Amendment and draft Zoning By-law would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

September 1, 2022 – Formal Consultation application submitted to City of Hamilton.

October 26, 2022 – Development Review Team Meeting held at the City of Hamilton (FC-22-132).

December 23, 2022 – Official Plan & Zoning By-law Amendment application submitted to City of Hamilton.

February 2, 2023 – Notice of Complete application received for Official Plan and Zoning By-law Amendment applications (UHOPA-23-010 & ZAC-23-025).

March 29, 2023 – Neighbourhood Information Meeting held via MS Teams with surrounding land owners.

June 28, 2023Official Plan and Zoning By-law Amendment applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.
