570 Upper Ottawa Street

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of 2650494 Ontario Inc., the owner of  570 Upper Ottawa Street, Hamilton. The proposal for the subject lands is to develop one (1) 12-storey mixed-use building containing 394 residential units and 2,030 m2 of commercial space at the ground floor. Further, four (4) 2 -storey townhouse dwellings, containing a total of 34 units are proposed. In total, the proposal comprises of 428 residential units and 543 parking spaces. To facilitate this proposal, applications were submitted to the City of Hamilton in December of 2021, to amend the Urban Hamilton Official Plan and the Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that an Architectural Package, Draft Official Plan Amendment, Draft Zoning By-law Amendment, Functional Servicing Report, Geotechnical Study, Hydrogeological Study, Noise Impact Study, Phase 1 and 2 Environmental Site Assessment, Planning Justification Report, Landscape Plan, Public Consultation Strategy Guidelines, Shadow Impact Analysis, Topographic Survey, Transportation Impact Study, Tree Conservation Plan, and an Urban Design Brief would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

December 8, 2020 – Formal Consultation application submitted to the City of Hamilton.

June 14, 2022 – Formal Consultation Waiver Request submitted to the City of Hamilton.

June 28, 2022 – Official Plan and Zoning By-law Amendment application submitted to the City of Hamilton.

July 8, 2022 – Notice of Complete application received from the City of Hamilton (UHOPA-22-019 & ZAC-22-045).

December 12, 2022 – 2nd submission in support of Official Plan and Zoning By-law Amendment (UHOPA-22-019 & ZAC-22-045) made to City of Hamilton.

July 11, 2023 – City of Hamilton Planning Committee to hear Zoning By-law Amendment application.

August 18, 2023 – City of Hamilton Passes By-law 23-145 and Zoning By-law No. 23-146

September 19, 2023 – No appeals received, By-law 23-145 and Zoning By-law No. 23-146 Final & Binding.
