499 Mohawk Road East

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of 499 Mohawk Inc., the owner of 499 Mohawk Road East. The proposal for the subject lands is to develop a community of multiple dwellings ranging from 8 to 25 storeys in height alongside 3-storey townhouse dwellings for a total of 1,995 residential units. In addition, the proposed development development is accommodated by 1,995 resident and visitor parking spaces contained primarily within an underground parking garage with surface parking opportunities provided on site for the townhouse dwellings. Furthermore, 948 long-term bicycle parking spaces and 95 short-term bicycle parking spaces are to be provided. To facilitate this proposal, applications were submitted to the City of Hamilton in October of 2022, to amend the Urban Hamilton Official Plan and the Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Functional Servicing report, Preliminary Storm Drainage Area Plan, Preliminary Grading and Servicing Plan, Watermain Hydraulic Analysis, Water Servicing Report, Survey plan, Tree Protection Plan, Urban Design Report, Wind Impact Study, Noise Impact Study, Phase I & Phase II Environmental Site Assessment (in lieu of Record of Site Condition), Concept Plan, Transportation Impact Study, Transportation Demand Management Report, Planning Justification Report, Archaeological Assessment, Public Consultation Strategy Guidelines, Draft Official Plan Amendment, Draft Zoning By-law Amendment, and a Shadow Study would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

November 18, 2021 – Formal Consultation application submitted to City of Hamilton.

January 26, 2022 – Development Review Team Meeting with City of Hamilton Planning Staff.

February 8, 2022 – Formal Consultation Document issued.

October 24, 2022 – Official Plan and Zoning By-law Amendment application submitted to City of Hamilton.

November 21, 2022 – Notice of Complete applications received from City of Hamilton (UHOPA-23-001 & ZAC-23-001).

December 8, 2022 – Development proposal presented to City of Hamilton’s Design Review Panel.

February 2, 2023 – Neighbourhood Information Meeting held with Councillor Esther Pauls, representatives from 499 Mohawk Inc. and surrounding land owners.

August 11, 2023Official Plan and Zoning By-law Amendment applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.
