UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Cambridge Development Inc. (Owner) to prepare and submit applications for an Official Plan Amendment and Zoning By-law Amendment for the lands municipally known as 130 Water Street North, in the City of Cambridge. The proposed infill development entails a thirty-seven (37) storey multiple dwelling with 253 units and a twenty-eight (28) storey hotel building with 146 hotel suites connected through a three (3) storey shared podium. The proposal includes 264 structured parking spaces and 76 bicycle parking spaces on site in addition to 354 parking spaces contained in a parking structure adjacent to the subject lands. To facilitate this proposal, Official Plan and Zoning By-law Amendment applications were submitted to the City of Cambridge on March 5, 2021.

The purpose of this website is to provide interested parties with access to the application details and supporting studies, and to provide an opportunity to participate in the planning process. Updates will be made to the site as they become available.


Prior to submitting planning applications to the City of Cambridge, the team participated in the City’s Formal Pre-Consultation process. Through this process, it was determined that the following plans and studies would be required to evaluate the proposal: Zoning By-law Amendment and Official Plan Amendment Applications, Sanitary Sewer Servicing Capacity Analysis, Contaminated Site Screening Questionnaire, Planning Justification Report, Urban Design Study, Noise Study, Transportation Impact Study, Archaeological Assessment, Functional Servicing Report, Hydrogeological Study and Dewatering Assessment, Pedestrian Wind Study, Site Plan, Site Context Plan, Preliminary Grading & Servicing Plan, Shadow Study, Viewshed Study, Massing Model, Building Elevations and Materials Palette, P2-L2 + Beltline Preliminary Floorplans, Simcoe Parking Garage Floor Plans, and a Graphic of Existing Easements.


March 5, 2021 – Applications for an Official Plan Amendment and a Zoning By-law Amendment were submitted to the City of Cambridge.

March 31, 2021 – Notice of Complete Application received from the City of Cambridge.

October 19, 2021 – City of Cambridge Planning Committee to hear Official Plan and Zoning By-law Amendment applications.

November 10, 2021 – Notice of Passing and Notice of Adoption received from City of Cambridge.

November 29, 2021 – No appeals received, By-law 21-073 and Official Plan Amendment No. 48 Final & Binding.
