UrbanSolutions Planning & Land Development Consultants Inc. is the authorized Planning Consultant acting on behalf of Spallacci & Sons Ltd. (The Applicant) for the 299-307 John Street South and 97 St. Joseph’s Drive Official Plan Amendment and Zoning By-law Amendment applications.

The proposal entails developing the lands with a mixed-use complex of three residential towers consisting of 25, 24 and 22 storeys with a common podium to create 763 residential units, 1,587.0 square metres of commercial area, 12,678.92 square metres of amenity area, underground parking for 708 vehicles, and 194 bicycle parking spaces.

To facilitate this proposal, an application was submitted to the City of Hamilton on December 22, 2017 to amend the Urban Hamilton Official Plan and applicable Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details and supporting studies, and to provide access to participate in the planning process.

PROJECT UPDATES

May 10, 2017 – Formal Consultation meeting held at the City of Hamilton.

December 22, 2017 – Application for Official Plan Amendment and Zoning By-law Amendment submitted to the City of Hamilton.

January 19, 2018 – Notice of Complete applications received.

January 31, 2018 – Notice of Circulation to surrounding public.

January 9, 2019 ­– Design Review Panel meeting held at the City of Hamilton.

August 28, 2019 – First resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

December 24, 2019 – Second resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

July 6, 2020 – Third resubmission made in support of the Official Plan Amendment and Zoning by-law Amendment applications.

October 5, 2020 – Fourth resubmission made in support of the Official Plan Amendment and Zoning by-law Amendment applications.

December 15, 2020 – Fifth resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

June 12, 2021 – Visual Impact Assessment Resubmission made in support of the Official Plan Amendment and Zoning By-law Amendment applications.

October 28, 2021 Official Plan and Zoning By-law Amendment applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.

July 20, 2023 – Official Plan and Zoning By-law Amendment applications are approved by the Ontario Land Tribunal (OLT).
