3250 & 3260 Homestead Drive (Valvasori)
UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Valvasori Properties, the owner of 3250 & 3260 Homestead Drive, Hamilton. The proposal for the subject lands is to develop one three (3) storey building containing 40 residential units. The proposed development will be serviced by 50 ground level parking spaces, and 5 short-term bicycle parking spaces. To facilitate this proposal, applications were submitted to the City of Hamilton in December of 2021, to amend the Urban Hamilton Official Plan and the Zoning By-law.
The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.
Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey, Concept Plan, Draft Official Plan and By-law, Planning Justification Report, Archaeological Assessment, Landscape Plan, Tree Protection/ Management Plan, Erosion and Sediment Control Plan, Stormwater Management Report/ Plan, Functional Servicing Report, Watermain Hydraulic Analysis, Water and Wastewater Servicing Report, Noise Impact Study, Documentation and Salvage Report and Public Consultation Strategy Guidelines would be required to evaluate the proposal.
These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.
April 15, 2021 – Formal Consultation application submitted to City of Hamilton.
June 23, 2021 – Formal Consultation Document issued (FC-21-078).
December 13, 2021 – Official Plan and Zoning By-law Amendment application submitted to City of Hamilton.
February 18, 2022 – Notice of Complete Application issued (ZAC-22-020 & UHOPA-22-010).
June 21, 2022 – 2nd Submission in support of Official Plan and Zoning By-law Amendment application submitted to City of Hamilton.
January 17, 2023 – City of Hamilton Planning Committee to hear Official Plan and Zoning By-law Amendment applications.
February 8, 2023 – City of Hamilton Passes Zoning By-law 23-014 and 23-015.
May 15, 2023 – Zoning By-law 23-014 & 23-015 Final & Binding.
