UrbanSolutions Planning & Land Development Consultants Inc. (UrbanSolutions) is the authorized planning consultant acting on behalf of 1333664 Ontario Inc. c/o Mike Valvasori, the owner of lands known municipally as 1177 & 1187 West 5th Street in the City of Hamilton. The concept proposed, will consist of a ten (10) storey residential building containing 215 units, including 232 parking spaces, and 1,303.33 m2 of outdoor amenity space.
The purpose of this website is to provide interested parties with access to the application details and supporting studies, and to provide an opportunity to participate in the planning process. Updates will be made to the site as they become available.
RESOURCES
Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey Plan, Concept Plan, Draft Official Plan Amendment, Draft Zoning By-law Amendment, Planning Justification Report, Public Consultation Strategy, Sun/Shadow Analysis, Urban Design Brief, Tree Protection Plan, Archaeological Assessment, Functional Servicing Report, Storm Water Management Report, Noise Impact Study and a Transportation Impact Study would be required to evaluate the proposal
These reports are nearing completion and subsequent submission to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.
PROJECT UPDATES
April 22, 2021 – Formal Consultation Request submitted to the City of Hamilton.
July 28, 2021 – Formal Consultation meeting held.
April 28, 2022 – Request for Formal Consultation Waiver submitted to the City of Hamilton.
May 11, 2022 – Formal Consultation Waiver issued by City of Hamilton.
June 29, 2022 – Official Plan Amendment and Zoning By-law Amendment applications submitted to the City of Hamilton.
July 13, 2022 – Notice of Complete Application received from the City of Hamilton (UHOPA-22-021 & ZAC-22-047).
March 13, 2023 – 2nd Submission in support of Zoning By-law Amendment application (ZAC-22-047) submitted to the City of Hamilton.
April 17, 2023 – Virtual Neighbourhood Information Meeting held with Councillor John-Paul Danko and surrounding land owners.
October 3, 2023 – City of Hamilton Planning Committee to hear Zoning By-law Amendment application (ZAC-22-047).
October 11, 2023 – City of Hamilton Passes Zoning By-law No. 23-188.
November 9, 2023 – No appeals received, Zoning By-law No.23-188 Final & Binding.
