UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of 1376412 Ontario Limited (owner) for the lands known municipally as 382 Southcote Road in the City of Hamilton. In May 2022, our office submitted Consent to Sever and Minor Variance applications to the City of Hamilton. The Committee of Adjustment approved both applications and applied various conditions to the Consent to Sever approval. As a condition of approval an Official Plan and Zoning By-law Amendment is required to be approved prior to final approval of the Consent to Sever application. As such, our office submitted an Official Plan and Zoning By-law Amendment application to the City of Hamilton to facilitate the proposed development comprised of 3 single detached dwellings. Each dwelling will have 1 driveway parking space and 1 garage parking space. The  Official Plan and Zoning By-law Amendment application was submitted to the City of Hamilton on November 9, 2022.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Formal Consultation Waiver letter, Noise Study, Tree Protection Plan, Survey Plan, Concept Plan, Planing Justification Report, Public Consultation Strategy Guidelines, draft Official Plan Amendment and draft Zoning By-law would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

August 23, 2022 – Resubmission made to support Consent to Sever and Minor Variance application to the City of Hamilton.

September 22, 2022 – Committee of Adjustment hearing held. Notice of Decision issued for Consent to Sever (AN/B-22:59) and Minor Variance (AN/A-22:191) applications.

October 13, 2022 – No appeals received. Minor Variance Final & Binding (AN/A-22:191).

October 20, 2022 – No appeals received. Consent to Sever Final & Binding (AN/B-22:59).

October 20, 2022 – Formal Consultation Waiver issued by City of Hamilton.

November 9, 2022 – Official Plan and Zoning By-law Amendment applications submitted to City of Hamilton in order to clear Consent to Sever clearing conditions.

December 9, 2022 – Public Notice sign installed on subject lands.

December 14, 2022 – Notice of Complete application for Official Plan and Zoning By-law Amendment applications (UHOPA-23-003 & ZAR-23-003).

March 2, 2023 – Tree Protection Plan submitted in support of UHOPA-23-003 & ZAR-23-003.

March 6, 2023 – Noise Study submitted in support of UHOPA-23-003 & ZAR-23-003.

April 10, 2023 – Revised Tree Protection Plan submitted in support of UHOPA-23-003 & ZAR-23-003.

June 13, 2023City of Hamilton Planning Committee to hear Zoning By-law Amendment application. Decision: City of Hamilton defer applications to July 11, 2023 Planning Committee.

July 11, 2023 – City of Hamilton Planning Committee to hear Zoning By-law Amendment application. Decision: City of Hamilton defer applications to August 15th Planning Committee.

August 10, 2023 – 2nd Submission made in support of UHOPA-23-003 & ZAR-23-003 .

August 15, 2023 – City of Hamilton Planning Committee to hear Zoning By-law Amendment application. Decision: Approved.

September 19, 2023 – By-law Nos. 23-155 & 23-156 Final & Binding.
