63 Albany Street, Oshawa

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Albany Street Investments Ltd., the owner of 63 Albany Street. The proposed development consists of one (1), 22-storey residential tower with a podium ranging from 3 to 4-storeys in height.  The 3-storey podium  contains an additional 18 townhouse units for a total of 325 residential units and a Unit Per Hectare (UPH) count of 527. To accommodate the proposed development, 281 parking spaces will be available in an underground parkade. This works out to a parking ratio of 0.86 spaces per unit. The development will also include 221 secure long-term and 33 short-term bicycle parking spaces.

 To facilitate this proposal, applications were submitted to the City of Hamilton in May of 2022, to amend the City of Oshawa Official Plan and the City of Oshawa Zoning By-law 60-94.

 The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Oshawa, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey, Site Plan, draft Official Plan and Zoning By-law, Planning Justification Report, Architectural Package, Urban Design Report, Angular Plane Sketch, Landscape Plan, Grading & Servicing Plan, Stormwater Management Report/ Plan, Functional Servicing Report, Sun/Shadow Study, Transportation Impact Study, Parking Study, and a Public Consultation Strategy would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Oshawa in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

June 11, 2021 – Request for Formal Consultation submitted to the City of Oshawa.

September 22, 2021 – Comments received from City of Oshawa from Pre-Consultation.

May 25, 2022 – Official Plan and Zoning By-law Amendment application submitted to the City of Oshawa.

July 29, 2022 – Notice of Complete applications issued by City of Oshawa.

November 1, 2024 – 2nd Submission in support of Official Plan Amendment (OPA-2022-4) and Zoning By-law Amendment (Z-2022-06) applications submitted to the City of Oshawa.

April 7, 2025 Official Plan and Zoning By-law Amendment applications presented via Report ED-25-45 and recommended for Council approval at Economic and Development Services Committee Meeting

April 28, 2025 – Official Plan and Zoning By-law Amendment applications considered by Council.
