3054 Homestead Drive (Fengate)

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Fengate Homestead Holdings LP, the owner of 3045 Homestead Drive. The proposed development consists of a +/- 30 hectare (+/- 75 acre) industrial subdivision comprised of five (5) industrial buildings with a combined Gross Floor Area (GFA) of 141,600.92 m2 (1,504,180 ft2) connected by a new proposed road (Street ‘A’) that is accessed via a new service road accessed off of East Cargo Road. There is proposed 950 typical parking spaces, 167 truck level doors and 26 trailer parking spaces totaling 1,143 vehicle parking spaces. The proposed uses within the subdivision include warehouses, offices and limited accessory commercial ground floor uses. In addition, there is a proposed Stormwater Management Channel and a 1.11-hectare natural heritage block. The subject lands are currently vacant as well as the area surrounding, he proposed development is generally vacant and zoned for future employment uses. To facilitate this proposal, applications were submitted to the City of Hamilton in September of 2021, to amend the Urban Hamilton Official Plan and the Zoning By-law.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Survey, Concept Plan, Draft Official Plan and By-law, Planning Justification Report, Urban Design Report, Archaeological Assessment, Cultural Heritage Impact Assessment, Environmentally Significant Area limit, Environmental Impact Statement, Tree Protection/ Management Plan, Stormwater Management Plan/Report, Functional Servicing Report, Noise Impact Study, Transportation Impact Study and Public Consultation Strategy Guidelines would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

April 26, 2021 – Formal Consultation application submitted to City of Hamilton.

June 16, 2021 – Formal Consultation Document issued (FC-21-077).

December 24, 2021 – Official Plan and Zoning By-law Amendment application submitted to City of Hamilton.

February 10, 2022 – Notice of Complete Application issued.

March 3, 2023 – 2nd Submission in support of 25T-202202, UHOP-22-008 & ZAC-22-017 made to City of Hamilton.

April 19, 2024 – Official Plan and Zoning By-law Amendment applications appealed to Ontario Land Tribunal (OLT) (formerly Local Planning Appeal Tribunal – LPAT) by applicant for municipalities failure to make a decision within the prescribed time period as outlined in the Planning Act.
