Branthaven Mount Hope

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Branthaven Mount Hope Inc., in relation to their development proposal for the lands municipally known as 78 and 80 Marion and 3302 and 3306 Homestead Drive.

The proposal entails establishing a residential development consisting of 117 lots for single detached dwellings, 2 blocks for servicing and walkways and 1 block for a wood lot.

To facilitate this proposal, an application for an Official Plan / Zoning By-law Amendment and Draft Plan of Subdivision was submitted to the City of Hamilton on December 1, 2017.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, as part of the Formal Consultation process, an earlier version of the development concept was reviewed by the City of Hamilton Development Review Team on July 13, 2016.

Since the initial Formal Consultation meeting, the development proposal evolved to the current proposal and a Formal Consultation Waiver Request was submitted on October 17, 2017 and issued by the City on November 16, 2017.

Through this process, it was determined that a Survey Plan, Concept Plan, Planning Justification Report, Urban Design Report, Archaeological Assessment, Environmental Impact Statement, Landscape Plan, Tree Preservation Plan, Erosion and Sediment Control Plan, Grading Plan, Stormwater Management Report, Functional Servicing Report, Water and Wastewater Servicing Study, Noise Impact Study, Parking Analysis Study, Transportation Demand Management Options Report, Transportation Brief, Geotechnical Study, Hydrogeology Study, and a Public Consultation Strategy would be required to evaluate the proposal.

All these items have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for here for review.

July 13, 2016 – Formal Consultation meeting held at the City of Hamilton.

November 17, 2017 – Formal Consultation Waiver issued by the City of Hamilton.

December 1, 2017 – Applications for Official Plan / Zoning By-law Amendment and Draft Plan of Subdivision submitted to the City of Hamilton.

December 20, 2017 – Applications for Official Plan / Zoning By-law Amendment and Draft Plan of Subdivision deemed complete by the City of Hamilton.

January 4, 2017 – Notice of Circulation to the public.

May 25, 2018 – Planning Justification Report Addendum; revised Draft Plan of Subdivision; revised Concept and Parking Plan; revised Functional Servicing Report and Stormwater Management Report; revised Engineering package including Grading & Erosion Control Plan, Servicing Plan, Storm Drainage Area Plan, and Sanitary Drainage Area Plan; and revised Noise Impact Study submitted to the City of Hamilton.

April 2, 2019 – Revised Draft Plan of Subdivision (Version 4) submitted to the City of Hamilton.

April 23, 2019 – Public Information Meeting to be held at The Wing at 7:00 pm.

April 30, 2019 – Draft Plan of Subdivision, Official Plan Amendment and Zoning By-law Amendment applications approved by City of Hamilton Planning Committee.

May 22, 2019 – Draft Plan of Subdivision, Official Plan Amendment and Zoning By-law Amendment applications approved by City of Hamilton Council.
