UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of DiCenzo Construction Company Limited (owner) for the lands municipally known as 311-313 Stone Church Road East in the City of Hamilton (subject lands). On behalf of the owner, our office has submitted Zoning By-law Amendment, Official Plan Amendment, Site Plan, Draft Plan of Subdivision and Draft Plan of Standard and Common Element Condominium applications to the City of Hamilton to facilitate the proposed development of 12 single detached dwelling units fronting onto a common element condominium, 5 single detached dwelling units, 12 street townhouse dwelling units, and 192 standard condominium dwelling units including 112 block townhouses and 80 back-to-back townhouses. The standard condominium portion of the proposed development provides 2 parking spaces per unit in the garage and driveway plus 54 visitor parking spaces, while the common element portion for the 12 singles is serviced by 10 visitor parking spaces. These planning applications were submitted to the City of Hamilton on December 23, 2020.
The purpose of this site is to provide interested parties with access to the application details and supporting studies, and to provide an opportunity to participate in the planning process. Updates to this site will be provided throughout the planning process.
Prior to submitting planning applications to the City of Hamilton, our team participated in the City’s Formal Consultation process. Through this process, it was determined that the following plans and studies would be required to evaluate the proposal: Survey Plan, Concept Plan, Draft Official Plan & Zoning By-law Amendments, Planning Justification Report, Public Consultation Strategy, Draft Plan of Subdivision, Draft Plan of Standard Condominium, Draft Plan of Common Element Condominium, Architectural Package, Urban Design Brief, Stage 1 & 2 Archaeological Assessment, Landscape Plan & Tree Protection Plan, Geotechnical Investigation, Watermain Hydraulic Assessment, Functional Servicing Report, Stormwater Management Report, Grading & Servicing Plan, Transportation Impact Study, and Neighbourhood Traffic Calming Study.
March 20, 2019 – Formal Consultation was requested of City of Hamilton (FC-19-042).
December 23, 2020 – Applications for an Official Plan Amendment, a Zoning By-law Amendment, a Draft Plan of Subdivision, a Site Plan, and Draft Plans of Standard Condominium and Common Element Condominium were submitted to the City of Hamilton.
January 22, 2021 – Notice of Complete Application received from the City of Hamilton.
June 7, 2021 – Virtual Neighbourhood Information Meeting held.
August 13, 2021 – 2nd Submission made in support of Official Plan Amendment, a Zoning By-law Amendment, a Draft Plan of Subdivision, a Site Plan, and Draft Plans of Standard Condominium and Common Element Condominium to the City of Hamilton.
October 12, 2021 – 3rd Submission made in support of Official Plan Amendment, a Zoning By-law Amendment, a Draft Plan of Subdivision, a Site Plan, and Draft Plans of Standard Condominium and Common Element Condominium to the City of Hamilton.
December 7, 2021 – City of Hamilton Planning Committee to hear Official Plan, Zoning By-law Amendment and Draft Plan of Subdivision applications.
December 15, 2021 – Notice of Passing received from City of Hamilton.
