Limeridge Towns

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Qianye Property Management Limited for the lands known municipally as 253 & 259 Limeridge Road West in the City of Hamilton. Our office submitted a Zoning By-law Amendment application to the City of Hamilton to facilitate the proposed development comprised of  three 3-storey townhouse blocks containing a total of 22 residential units. The proposal is accommodated by 51 parking spaces, 44 parking spaces for residents and 10 visitor parking spaces. The  Zoning By-law Amendment application was submitted to the City of Hamilton on December 23, 2022.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Functional Servicing Report, Preliminary Storm Drainage Area Plans, Preliminary Grading & Servicing Plan, Watermain Hydraulic Analysis, Water Servicing Report, Stormwater Management Report/Plan, Survey Plan, Tree Protection Plan, Tree Management Plan, Landscape Plan, Noise Impact Study, Concept Plan, Urban Design Report, Archaeological Assessment, Public Consultation Strategy Guidelines and draft Zoning By-law would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

July 22, 2022 – Formal Consultation application submitted to City of Hamilton.

September 7, 2022 – Development Review Team Meeting held at the City of Hamilton (FC-22-107).

December 23, 2022 –  Zoning By-law Amendment application submitted to City of Hamilton.

January 18, 2023 – Notice of Complete Application issued by City of Hamilton (ZAC-23-014).

May 16, 2023 – 2nd Submission made in support of Zoning By-law Amendment application (ZAC-23-014) submitted to City of Hamilton.

December 14, 2023 – 3rd Submission made in support of Zoning By-law Amendment application (ZAC-23-014) submitted to City of Hamilton.
