175 John Street North

UrbanSolutions Planning & Land Development Consultants Inc. is the authorized planning consultant acting on behalf of Darpel Investments (owner) for the lands known municipally as 175 John Street North in the City of Hamilton. Our office submitted an Official Plan and Zoning By-law Amendment application to the City of Hamilton to facilitate the proposed development comprised of a 19 storey multiple dwelling containing a total of 132 residential units. The proposal is accommodated by 79 parking spaces contained in a second floor podium and underground garage. The  Official Plan and Zoning By-law Amendment application was submitted to the City of Hamilton on December 22, 2022.

The purpose of this website is to provide interested parties with access to the proposed development application details, supporting studies and access to participate in the planning process.

RESOURCES

Prior to submitting planning applications to the City of Hamilton, the development concept participated in the City’s Formal Consultation process. Through this process, it was determined that a Functional Servicing Report, Preliminary Grading & Servicing Plan, Watermain Hydraulic Analysis, Water & Wastewater Servicing Study, Waste Management Plan, Stormwater Management Report/Plan, Survey Plan, Landscape Plan, Renderings, Record of Site Condition, Noise Impact Study,  Sun/Shadow Study, Wind Study, Transportation Impact Study, Parking Analysis, Planing Justification Report, Concept Plan, Urban Design Report, Angular Plane Sketch, Public Consultation Strategy Guidelines, draft Official Plan Amendment and draft Zoning By-law would be required to evaluate the proposal.

These reports have been completed and submitted to the City of Hamilton in support of the proposal and copies of the reports are available for you to review.

PROJECT UPDATES

January 26, 2022 – Formal Consultation application submitted to City of Hamilton.

March 16, 2022 – Development Review Team Meeting held at the City of Hamilton (FC-22-034).

December 22, 2022 –  Official Plan & Zoning By-law Amendment application submitted to City of Hamilton.

February 2, 2023 – Notice of Complete application received for Official Plan and Zoning By-law Amendment applications (UHOPA-23-012 & ZAC-23-027).

May 11, 2023Development proposal presented to City of Hamilton’s Design Review Panel.

March 8, 2024 – 2nd submission made in support of Official Plan and Zoning By-law Amendment applications (UHOPA-23-012 & ZAC-23-027).

December 10, 2024 – 3rd submission made in support of Official Plan and Zoning By-law Amendment applications (UHOPA-23-012 & ZAC-23-027).
